What this renewal guide covers
This IRAS GoBusiness system guide demonstrates renewal of an Appraiser’s Licence (Lands and Buildings), rather than a new licence application. It follows login, selection of the expiring licence, personal/employment/membership details, supporting files, review, declaration, payment and certificate retrieval. The PDF contains sample screens dated February 2025 but no explicit publication date. Its screenshots illustrate the process and example fee rather than independently establish today’s live portal settings.
Log in and select the licence to renew
Log into the GoBusiness Dashboard using Singpass, by scanning the displayed QR with the app or using the offered Singpass ID/password route. Go to Licences/My Licences and the Due for Renewal list. Identify the correct Appraiser’s Licence and select Renew from its action menu. This starts a renewal tied to the existing licence number; ensure it is the intended licence before entering details.
General applicant information
Review whether applying as the applicant or on the applicant’s behalf. Check salutation/name, identity type and number, contact email/telephone and correspondence address. The address screen offers Singapore/foreign address and postal-code retrieval with block/house, street, floor/unit and building details. All fields are mandatory unless marked optional; the screen allows Save Draft. Select Application Details to continue. Do not treat sample names, addresses or IDs as information to copy.
Licensee particulars and changed home address
Confirm the existing licence number and licence-holder particulars as recorded on NRIC/FIN, including name, identity details, citizenship, sex, birth date and contacts. Check the current NRIC residential address and retrieve/reset address if needed. If it changed since the last IRAS renewal, upload an NRIC copy showing both front and back in Supporting Documents. The screen’s optional upload label does not remove this conditional requirement when an address has changed.
Employment and employer confirmation
Choose salaried employee or self-employed. For employment, review company name, designation, joining date, office telephone and company address. If the employer changed since the last IRAS renewal, provide a letter from the new company confirming that, upon issue of the licence, you will act as its appraiser or valuer. Upload it in Supporting Documents rather than relying only on edited employment fields.
SISV membership and status declarations
Enter the SISV membership type and number and select Validate to confirm membership status. The screen also asks whether you intend to renew membership and undertake to inform IRAS; it warns that non-renewal affects licence renewal. Answer the conviction-in-any-country and bankruptcy questions accurately. The CPF MediSave up-to-date declaration applies to self-employed applicants only. Do not reuse the demonstration’s preselected answers.
Supporting-file specifications
The screenshot provides separate NRIC/FIN front/back and new-employer authorisation slots. Each accepts one file up to 2 MB. Filenames must be no more than 130 characters with no spaces; use letters, digits, underscores or hyphens. Accepted types shown are JPG, JPEG, GIF, DOC, DOCX and PDF. Drag/drop or click to upload, using a combined legible file where both ID sides are required, then select Review Form. Follow the live upload limits if they differ from the pictured system.
Review and final declaration
Review the combined form’s general information, licence details, home/employment address, professional membership, status answers and attachments. The review screen warns details cannot be edited after proceeding to the next step; use Back to Edit before confirming. Select Declaration, read and acknowledge the truth/correctness and legal declarations, including promptly updating IRAS when details change and the consequences of false information or non-disclosure. Tick the confirmation only after checking, then select Make Payment.
Payment and acknowledgement
The sample payment page shows an application fee/amount payable S$125 with no GST amount, and credit/debit card or PayNow QR options. Review the amount actually displayed and complete the chosen method. The acknowledgement confirms receipt and contains Download Tax Invoice for the payment receipt and a receipt number. Retain the payment/application references. Payment acknowledgement does not itself mean agency approval; the guide says approval notification follows IRAS review by email.
Check status and retrieve the certificate
Use Dashboard/My Submissions to see application status; its action menu can provide available invoices or licence files. The guide states that after successful payment the licence certificate is made available through the dashboard within 15 working days, subject to the preceding review/approval step. To obtain the approved PDF, go to Licences → My Licences → Active Licences, choose the correct licence, then Select Action → Download. Store the official certificate separately from the payment receipt.
